Keith D. Stephens is the Managing Member of Gateway Partnerships & Companies and the Chairman of the Board of Guests, Inc. He has extensive experience in the development, acquisition, financing, operations and sale of hotels.
Stephens, who is 43 years old, was born in 1963 in Woodstock, Virginia. In 1988, he obtained a Bachelor of Science degree in Hotel and Restaurant Management from Virginia Tech. From 1988 to 1989 he was employed by Calvert Management Company as a Regional Director of Marketing.
Stephens was the first employee of Guests, Inc. and the Gateway Partnerships family when Guests began to manage hotels in April, 1989. Between 1989 and 1995 he served as the Director of Marketing and had responsibility for creating and implementing yield maintenance strategies and techniques, and for hiring and supervising all personnel that were involved in corporate sales and marketing. He developed and implemented numerous successful sales and marketing programs, many of which the Management Company still uses today. In 1995 he was appointed the Executive Director of the Gateway Partnerships and Companies. In 2005, he acquired the controlling interest in Gateway Partnerships and Guests, Inc..
Stephens has experience in all facets of the hotel industry. He has familiarity with hotel operating budgets, including trends and factors influencing room rates, detailed knowledge of hotel expenses and capital expenditures and an extensive background in sales and marketing. He oversees all construction related improvements at the Gateway properties.
Over the course of his career, Stephens has been involved in obtaining mortgage financing for numerous Gateway properties and is thoroughly familiar with all types and varieties of lenders, loans, market trends and similar factors affecting hotel mortgage loans. As an owner, he has been involved in the acquisition and sale of numerous hotels. He has extensive experience in negotiating with the major hotel franchisors and served for many years on the National Marketing Committee of the Choice Hotels International Operators Council.
Stephens has served on numerous Boards and committees of community organizations and he and his wife chair the Executive Committee of the Shenandoah County Chapter of Young Life and he serves on the Board of Directors of the Woodstock, VA Chamber of Commerce. He has been married to Donna Stephens since 1991; and they have one child, Hannah, age eleven.
